Summary of Duties
The position’s primary responsibilities will be to provide analytical and other support to Broadshore’s portfolio management, asset management and acquisition functions for various investments. Broadshore’s asset under management include multi-family, hospitality, commercial, senior housing and debt investments.

Job Responsibilities

Portfolio/Asset Management
Review/update proforma models and valuation analyses

  • Assist in the preparation and review annual business plans for investment properties
  • Review property level budgets and reconcile property level budgets to proformas
  • Perform valuation, hold/sell and other sensitivity analyses for existing investment opportunities (may include multi-family, commercial, hospitality, senior housing and debt)

Assist in monitoring debt compliance and other debt related issues

  • Maintain loan abstracts and other summary debt information
  • Prepare and maintain amortization schedules
  • Prepare various debt calculations including DSCR, LTVs, and prepayment calculations
  • Incorporate debt assumptions into proforma models

Maintain portfolio cash flow models

  • Monthly updates from accounting reports
  • Annual updates from business plans

Prepare Incentive fee calculations for existing portfolios and proposed new investment programs

Investor Reporting – assist in the preparation of quarterly and annual reports and other presentations

Perform other analyses and special projects as required for management, investors or consultants

Acquisitions
Analyze and underwrite investment opportunities for the acquisition and development of commercial properties across all property types, investment structures, and risk profiles;

  • Create cash flow models, sensitivity tables, rent roll analyses, joint venture waterfall models, and other financial analyses required to evaluate and pursue acquisition opportunities;
  • Prepare Investment Committee memoranda and related materials through market research, risk analysis, and in-depth understanding of investment factors;
  • Analyze economic, market, legal, and political conditions within assigned regions;
  • Assist senior transactions professionals in leading the due diligence and closing processes for acquisitions in conjunction with portfolio and asset management teams;

Experience/Qualifications

  • Bachelor’s Degree – preferably with business or finance emphasis
  • 1-3 years work experience – real estate experience a plus
  • Analytical experience – financial modeling, projections
  • Strong Excel and modeling skills – Argus experience a plus
  • Organized, detail oriented, ability to multi-task
  • Team player – ability to work and collaborate with multiple managers
  • Strong writing skills
